Commercial Thresholds: Types and Applications
Commercial door thresholds serve two functions: they provide a smooth transition between floor surfaces and they seal the gap at the door bottom. Saddle thresholds sit flush to both floor surfaces and work with most standard commercial door bottoms. Adjustable thresholds can be raised or lowered to accommodate doors that aren't perfectly level at the bottom. ADA-compliant thresholds must be no more than 1/2 inch high with a beveled edge no steeper than 1:2. Verify ADA threshold height on every accessible route entry. See Pemko threshold catalog here.
Intumescent Gasketing for Fire-Rated Door Assemblies
NFPA 80 requires smoke control seals on fire-rated door assemblies. Pemko intumescent gasketing expands in heat to seal the door-to-frame gap and stop smoke migration during a fire event. Available in ratings matching 20-minute, 45-minute, 90-minute, and 3-hour fire door assemblies. The gasketing rating must match the door assembly fire rating installing a 20-minute gasket on a 90-minute door assembly fails the NFPA 80 inspection.
Door Sweeps and Automatic Door Bottoms
A door sweep is a fixed seal that drags on the threshold as the door opens. An automatic door bottom uses a plunger mechanism that drops when the door closes and lifts when it opens, eliminating the drag. For high-traffic commercial entries and doors where reducing sweep drag on carpet or raised thresholds matters, specify an automatic door bottom. For simple exterior doors with standard thresholds and moderate traffic, a door sweep is adequate.
