Is the Schlage ND40S a commercial or residential privacy lock?
Strictly commercial and institutional. The ND40S exceeds the ANSI A156.2 Series 4000 Grade 1 minimum of 800,000 cycles by nearly four times, testing to 3,000,000 cycles. Residential privacy levers are typically Grade 2 or Grade 3 rated at 250,000 cycles; they use lighter zinc housings and smaller latch bolts. The ND40S uses a cold-rolled steel housing, solid brass roses, and a corrosion-treated chassis with no exposed mounting screws. If your project calls out an ANSI/BHMA Grade 1 cylindrical privacy lock for a healthcare or education opening, the ND40S is the spec-grade answer. If you need a home bathroom lock, this is not the right product.
What does the ND40S do and how does the F76 privacy function work?
The ND40S carries the ANSI F76 privacy function. Press the push button on the inside lever to lock the outside lever; the outside lever is non-keyed and will not retract the latchbolt while the button is engaged. To unlock from inside, turn the inside lever or simply close the door (the push button releases automatically on door close). Emergency outside access uses a small flathead screwdriver through the pinhole in the outside rose, which is the code-required life-safety release method for single-occupancy rooms. The inside lever always allows immediate free egress. Compare this to the ND10S RHO passage latch, which carries the same Rhodes lever but operates as a free-passage latch with no locking function on either side.
Schlage ND40S vs ND50: which one do you need when the spec calls for an OS-OCC occupancy indicator?
The ND40S F76 has no outside occupied/vacant indicator. When the push button is engaged, someone outside knows the room is occupied only if they try the lever. If your project spec calls for OS-OCC (outside occupancy indicator), which is typically required for single-occupancy restrooms under ICC A117.1, accessible stalls, and healthcare exam rooms needing a visual in-use signal visible from the corridor, you need the ND50 function. The ND50 includes a built-in outside indicator displaying a visual occupied or vacant signal without needing to touch the lever. Neither the ND40S nor ND50 is field-changeable between functions, so spec the correct one upfront.
